How the budget ranges work

The per-key result uses the selected guest-room range, multiplied by room count for the guest-room total. Renovation applies a 0.65 multiplier. Adding public spaces increases the total low end by 20% and high end by 30%; the per-key card still shows the guest-room range. The model does not price a design, freight route, brand standard, or installation scope.

They are illustrative model inputs, not verified current market averages or supplier prices. Obtain an itemized schedule and quotations for an actual project.

What is included in an FF&E budget?

The model allocates a guest-room total across casegoods, seating, mattresses and bedding, lighting, window treatments, artwork and decor, and carpet. Scope depends on the project: identify what is FF&E, what belongs to construction, and what is OS&E before comparing budgets.

How is a renovation FF&E budget different from new build?

The renovation toggle multiplies both ends of the selected guest-room range by 0.65. It does not inspect which items you retain or replace. Use a room-by-room retained-versus-new schedule to check whether that model assumption fits your renovation.

What percentage of hotel FF&E goes to furniture?
